Newport Residences facilities

The site of Newport Residences is a trapezoidal lot, bordered by roads on all four sides. It is located between Tanjong Pagar Road on the western border and Anson Road on the east/southeast. To its north is Bernam Street, parallel to the Keppel Viaduct and Keppel Road on the southern border. As an island, there is more open space and breathing space between Newport Tower and neighboring buildings. This provides better privacy and airflow to Newport condos, especially those facing south and southwest.

Based on the URA master plan, the lot rate for Newport Residences is 5.6. However, the CBD Incentive Program gives the site an additional 25% GFA (total floor space), bringing the lot rate to 7. As a result, it has the potential to be as high as 46 to 51 stories, higher than most all surrounding areas. The design for this project is a single, partially cascading tower that houses all the components of this mixed development.
